Garage Door Openers and Security

I have an attached 2-car garage (2 garage car doors). There is also a man-door for the garage and the door from the garage into the house.
The two man-doors have door/window sensors set up as perimeter monitors.
The 2 garage doors have tilt sensors set up as perimeter monitors.
The 2 garage doors also have GD00Z-4 Z-Wave Garage Door Openers with their associated tilt sensors (which are not set up as perimeter monitors).
The door from the garage into the house has a Schlage BE 468 Z-wave dead bolt set up that when a user code is entered to unlock the door the Alarm is disarmed.
My Simon XTi control panel is inside the house.

We haven’t started parking the cars in the garage yet but when we do, I see a problem.
Right now, if I open either garage car door using the garage opener button in the car or using the ADC app, it will trip the alarm UNLESS I remotely disarm using the ADC app first.

Since we use the front door now and use the “disarm when unlocked with user code” rule for the deadbolt rather than disarming thru the app or at the panel after entry, we’ve built a habit pattern of not specifically disarming the system and I’m concerned that when we do start using the garage we’ll be tripping the alarm by forgetting.

Maybe this is something we’ll just need to learn to live with but I’m wondering if there is anything similar to the “disarm when unlocked with user code” rule for the deadbolt that I can use for opening with the GD00Z-4. (e.g. “If GD00Z-4 gets an “Open” command, Disarm system.”

I don’t think this kind of rule would ever be allowed for security reasons.

Door locks automatically arming and disarming are allowed but only when a user code is input at the lock. It requires physical presence.

At this time, you would want to pre-emptively disarm, or change the programming for the garage door sensors.

Thanks, Jason - I guess I was thinking (hoping) that the command “Open Garage Door” that comes from the ADC app has the same level of security as the command “Disarm” that comes from the ADC app. i.e. the security is that I have logged into the app on my phone.

I do not mean the security of individual commands, but in general.

Sending a remote command which performs the intended function and then also a disarm would likely never be allowed, given liability/security concerns.

One of the main issues is that not every scenario where you might want to open a garage door would necessitate disarming the alarm system, and those scenarios in which it is or is not desirable are based on factors ADC cannot calculate, leaving them up to the control of the operator.

Another problem is command latency, sending a command to open the door goes through internet, and unless you are using dual band, commands to disarm are sent via cellular.

This would necessitate the garage open command to delay activation until a disarm is confirmed or you would set off the alarm each time anyway. The liftmaster/chamberlain hub has no direct communication with the panel so it would all be back-end processed. It is a combination which really would not work with any sort of standard expectation.
